Agile Project Manager for Nature Counter by CrowdDoing.world

We are seeking this project manager volunteer to support our Nature Counter team in spreading adoption fo biophelia as a public health benefit. We are building an app and need project managers to help us with this impact goal.

120 minutes a week in nature is a basic minimal nature dose every person in a city should
achieve as a matter of public health. 90 minutes a day five days a week every week is an
optimal recommended dose of nature for every person in a city. CrowdDoing studied biophelia
in cities and found that there are more than one hundred diseases that can be prevented
through access to nature. Nature Counter is a CrowdDoing concept, imminently to become a
functional prototype that lets each person see if they are getting that level of time in nature per
week or per month. Time in nature is approximated through the kind of nature that exists in
cities- geo-locations of people based on their cell phones when they are in parks. Nature
Counter tracks each person’s time in park when the application is on. This allows people to
track it the way step counters track it. The aim is to have a universal public health goal of
getting the city’s people to have enough time in parks to realize the biophelia collective health
dividend. The concept is that nature is both an individual activity and a collective goal that
friends should encourage each-other to achieve. Nature Counter is aimed at getting each
person to track their time in nature and adjust their calendar over time to increase their time in
nature. Our estimations are that people’s time in nature would rise if they could track this and
have target goals for their health due to time in nature accordingly.

Biophelia counter builds off of the evidence that people who use step counters walk 27%

for biophelia, whatever percentage of the city who downloaded the nature counter application.
Assuming that San Francisco residents visit parks at an average level, they would visit parks
29 times a year- https://www.nrpa.org/blog/29-number-of-times-americans-visit-their-local-
parks-annually/. Assuming the minimal dose goal, each person would need to increase that by
another 40% to get to an average of a weekly visit to a local park and experience of biophelia.
Each person would need to expand that dose by 1000% to reach the optimal dose. This is
where a biophelia counter can come it and help people reach for more biophelia time in their
lives.

Zero Subsidy Affordable Housing Volunteer Financial Advisor, CrowdDoing
Bobby Fishkin (via Reframe It), Marc Rand, and Mark Moulton have been developing a complementary way to approach making Bay Area housing accessible. CrowdDoing, a joint initiative between Reframe It and Match4Action Foundation is supporting zero-subsidy affordable housing.


Zero subsidy affordable housing is possible, and variations of it work now in the real world. Anti-poverty impact investable housing through equity rather than debt is achieved by separating appreciation value from utilization value of assets. Property rights can be fractured in service and support of stakeholder interest.


As one example, for more than fifty years, Stanford University has made such an arrangement for their off-campus housing for professors. Our notion is that such an arrangement could be offered by an administered investment pool to buyers of a fraction of a home’s appreciation value, combined with the right to live in the home. We suggest that there are investors who could find viable this kind of impact investment in real estate, based on appreciation value but not use value for life of tenant/owners. This might be an innovation in housing affordability that could provide a substantial fraction of the population who cannot currently be housed in existing markets within region a housing opportunity.


Stanford buys half of the appreciation value of each home but not the use value on behalf of the university through a mortgage participation agreement structure. Our goal is a zero subsidy means of scaling affordable housing inspired by how Stanford has supported off campus professor housing over the last 50 years. FAQ:How is this different from down payment assistance? One is that it's not just the down payment, it could be as much as 2/3rds of the value of the house, not 5% of the value of the house, or 10%. Why is this approach needed when there are other kinds of affordable housing? Because there is not enough for families making middle-incomes.


FAQ: Why is this approach more efficient then other mechanisms for affordable housing? Because by bringing equity sharing agreement to scale market rate capital can subsize affordability anywhere in which land constraints are significant barriers such as islands, bays and due to mountains. Pooled equity is 100 times more leveraged because market rate capital becomes self-subsidizing of affordable home fractional ownership.


FAQ: How do impact investors get out liquid from such an investment structure? Our goal is to create a long hold, holding company. Protects from the environment, insulated as liquidity is self-liquifying as holding company. Property rights in our culture of practice and law integrate many different rights together. These include: the initial value for which an asset was purchased , the appreciation value of the asset over time, and the year-round use-value of the asset. This unity of property rights places vulnerable people between 40% of average annual income and 150% of average annual income in this region at risk of being unstably housed. This instability is due to having a too large portion of their annual income paid to housing expenses. Housing costs 2 to 3 times too much for these people to afford. Within that range of incomes, zero subsidy affordable housing strategies can be of exceptional impact potential.


Now, when a family buys a home or apartment, they must almost always buy the whole home. Usually those who do not own homes, rent them. Those who are first time home buyers get a mortgage for the full value of the home. This model w\ould use mortgage participation agreements with qualified families that would allow the fund to buy a fraction of the value of the home (at time of future sale) while allowing the family who buys the rest of the value of the home the right to live there by financing their fraction or arranging to live rent free. A publicly traded fund could buy fractions of the future sale prices of homes. The investors could sell to the fund simply by liquidating their shares. An open issuance of shares could allow more impact investors to invest and through these purchases of shares in the fund, more homes could be purchased. If half the appreciation value of each home was not owned by families, because less money would need to be borrowed, then families could have more secure housing. A publicly traded fund that is designed to leverage mortgage participation agreements to make home ownership more accessible to first-time buyers could attract impact investment. In San Francisco, the median home price is $824,600. The median 20 percent down payment is $164,920. http://www.mercurynews.com/2017/01/16/a-silicon-valley-down-payment-could-buy-you-an-entire-house-in-much-of-the-u-s/. At a 4% interest rate over 30 years that means a monthly payment of $3,934. But suppose that a first time home owner is only buying half of the value of a home - 40% of the appreciated value, and 100% of the right to live there? Suppose that first-time buyer is not paying rent to the passive impact investors who have bought a percentage of the future purchase price of the home. Then their monthly payments would be $1,967. Such a Fund would have an open issuance to secure additional investors. If investors could be attracted based on the overall rise in book value of the real estate being owned compared to other regions in the world, the affordable housing fund could be both economically attractive and impactful.

About the Volunteer Opportunity: Inventor Mentors

Each volunteer Inventor Mentor will need to commit to:

- a 1 hour training session (May 2, May 4, or May 6)
- 3-6 hours of evaluation/providing feedback (on your own time, completed over 1 week).

We’re looking for 150 Volunteer Inventor Mentors from organizations across Canada -- representing diverse identities, cultures, and expertise -- to engage with student projects and provide real-world feedback to teach students how their skills and experience can be applied to the future of work.

Your participation is critical to ensure all students see themselves represented, receive valuable guidance and see models of careers and career paths by adults with diverse backgrounds and lived experiences.

All employees are welcome to participate! TLP will provide training and no specific experience is required.

Did you know that there are thousands of foods and herbs that can impact our mental health in positive ways? CrowdDoing is a global virtual collaboration to research medicinal foods for stress, sleep and anxiety. Our project has the goal of advancing integration across fields of research and to build medicinal foods literacies in the population. We're recruiting virtual volunteer service learning project managers.

We are looking for a Communications Assistant to provide administrative support to various teams and programs. Editing and writing company materials will be an important part of your job.

In this role, you should be an excellent communicator with strong attention to detail. If you also have administrative and social media marketing experience, we’d like to meet you.

Ultimately, your goal will be to help ensure clear communication of our company’s message across all channels.

The Social Enterprise is a community of systems practitioners working on a myriad of mission-driven projects, social businesses, investment funds, philanthropic programs, purpose-based communities, and other initiatives that represent values-based and regenerative economic models for the 21st century.

Role Summary: 
Reporting to the Meta volunteer of the People Management Team, the HR Business Partner is an integral part in the success of the organization. This role requires the HRBP to support service learning team - preparing job descriptions, interview candidates along with manager and onboard candidate. Also the HRBP needs to be a part of the project management meetings

 

Essential Tasks: 
· Prepare job descriptions and role analysis for the roles required for their team.

· Recruitment efforts which include; sourcing, interviewing, accessing applicants, extending offers, uploading applicant profiles in applicant tracking system, and forwarding applicants to onboarding.

· Concern Management / Query Handling for the volunteers of their respective department.

· Collaborate with META Volunteers to ensure each volunteer is adequately assigned tasks and is engaged.

· Volunteer Data Management for the team, which includes tracking the skillset within the team, skill gaps, and list of active volunteers at any point of time.

· Update Bitrix drive with department volunteer resumes for easy access for the META Volunteers.

· Effective communication with Sourcing Operations POC to post roles / position on Volunteer websites for any vital roles to fill in skill set gaps.

· Update volunteer details who rescind their candidacy during the interview process or resign once onboarded.

· Respond to all inquiries within a timely manner preferably within 48 business hours.

· Schedule virtual catch up meeting and/or check in with Meta volunteer to address any concerns on a biweekly basis.

 

Skills & Competencies: 
· Minimum of 10 hours volunteer engagement per week.

· Bachelor or Master’s degree in Human Resources preferred.

· Minimum of 5 years in experience working in Human Resources preferred; with recruiting background.

· Excellent communication skills.

· A strong track record as being strategic.

· High energy, maturity, and leadership with the ability to serve as a unifying force for all communication efforts.

· Sincere commitment to work collaboratively with all constituent groups, including staff, board members, volunteers, donors, program participants, and other supporters.

· Self-starter, able to work virtually, independently, and entrepreneurial; enjoys creating and implementing new initiatives.

· Comfortable working in a startup phase non-profit organization.
