Habitat for Humanity of Greater Dayton works in partnership with God and people from all walks of life to develop communities with people in need by building and renovating houses so that there are decent and affordable homes in safe communities, where families can grow and live. Habitat of Greater Dayton strives to break the cycle of poverty that plagues many families in Greene and Montgomery counties by partnering with low to moderate income families to build and finance a home of their own. At the end of their efforts and ours, the partner families transition from renters to home owners. This outcome marks the beginning of a new chapter for a family that once lived in substandard housing because their income from work was not enough to allow them to own a home through traditional methods. The distinction of being homeowners gives the families stability for their children, a sense of dignity and pride, a space that provides health, physical safety, and security.

About This Cause

Habitat for Humanity of Greater Dayton seeks to eliminate the cycle of poverty by providing families access to affordable, decent housing at a price the families can afford. Habitat for Humanity of Greater Dayton, an affiliate of Habitat for Humanity International, provides access to affordable housing through homeownership for low to moderate income families. Habitat focuses on moving families from substandard housing in troubled neighborhoods to new or significantly rehabilitated homes in stable neighborhoods. Since 1983, over 230 families in need have achieved homeownership in Greene and Montgomery Counties; thus creating an economically stable environment for their children. In 2015, Habitat for Humanity of Greater Dayton will place 12 families into new or rehabbed homes. Each of those families will have the opportunity to build a home that will provide adequate indoor and outdoor space for the parents and the children to live, play and thrive. Each home is newly constructed or completely rehabbed. Therefore, it is free of many of the health hazards, such as mold, lead paint and peeling paint, often found in rentals which for low income families are often older apartments or homes. Each newly built house will be energy efficient; thus reducing the cost of utilities by about 30% annually. Each home is equipped with a brand new Whirlpool refrigerator and stove. Donor volunteer groups provide beds and bedding for each family member, bath towels and cloths, cleaning supplies, a home repair tool kit, a lawn mower and books to start a family library. Rehabbed homes are updated as much as allowable based on the home’s structure. Habitat considers each of the families as partners. As they are partners in building and owning their home, each adult family member is required to complete 40 hours of homeownership training which covers money management and nutrition. The families learn how to grocery shop on a budget and cook nutritious meals. Additionally, they must perform 250 hours per adult household member of “sweat equity (home building or other related activities)” on their home and the homes of others. Habitat for Humanity of Greater Dayton provides newly built or significantly rehabbed homes to low to moderate income families. The cost of the home is greatly reduced through the assistance of donations and volunteer power used to build the homes. Once the homes are ready for occupancy, the families agree to pay a monthly mortgage payment based on a 20 – 30 year 0% loan. Since Habitat for Humanity of Greater Dayton holds the mortgage, Habitat for Humanity of Greater Dayton is able to set the mortgage payment in a range that fits the family’s budget. As the mortgage payment can be as much as $200 less than the rent paid for housing, families are strongly encouraged to put those dollars in a savings account for emergencies or a college fund for their children.
